June Private Sales Fell 20%, Median PSF Down 5.9% Across Island
A sharp volume retreat and broad price softening hit condos and landed homes, with central districts bearing the steepest drops.

A Month of Contraction
June's private market closed 1,463 sales, down 20.2% from May's 1,834 transactions. The retreat was steep and island-wide: median PSF fell to S$1,846 from S$1,961, a 5.9% drop. For a single month, the move signals real softening, not noise.
Condos bore the weight. At 1,106 sales (75.6% of the month's volume), they accounted for the lion's share of the contraction. Landed homes held steadier at 197 sales, though their median PSF of S$2,021 remained well above the condo median of S$1,911. Executive condos were the smallest segment at 160 sales, with a median PSF of S$1,495, the island's lowest.
Central Squeeze, Fringe Holding
The movers table tells a story of concentrated pain. District 05 saw 99 sales but watched median PSF drop 15.9% to S$2,059 from S$2,447, the steepest fall. Volume there plummeted from 272 prior transactions. District 10 followed with a 12.3% PSF decline (to S$2,205) on 88 sales, also down sharply from 87 the month before. District 01, the most expensive at a S$2,585 median, gave up 10.5% (from S$2,888) on just 34 sales.
District 15 absorbed 129 sales but lost 9.6% in median PSF, falling to S$2,054 from S$2,271. That's a 38-transaction drop from the prior month.
The fringe showed different behaviour. District 19 (the month's busiest at 197 sales) climbed 3% in median PSF to S$1,692, though transaction count slipped from 211. District 23 edged down only 2.6%, and District 18 was flat at a 0.1% move on 85 sales.
District 12 was the sole clear gainer: 33 sales, median PSF up 9.4% to S$1,951 from S$1,783. On thin volume, the move deserves caution; it may reflect a single project or size mix shift rather than sustained demand.
The Biggest Ticket
The month's standout transaction was a landed home in District 11: S$44.25m at S$3,684 PSF across 12,013 square feet. The price sits far above the landed median of S$2,021 PSF, reflecting either premium location or exceptional scale, both markers of the ultra-luxury tail.
What Comes Next
June's broad 5.9% PSF retreat across five major districts and a 20% volume collapse points to a real shift, not a seasonal wiggle. The question for July is whether volume stabilises and PSF stops falling, or whether the contraction deepens. A continued drop in both would signal a more sustained demand weakness. A rebound in volume with PSF holding steady would suggest June was a reset month rather than the start of a longer decline.
